Our staff will accompany you to viewings for interpretation if necessary.

Move-in Inspection / Confirmation of Property Status
Japanese tenancy bylaws regarding damage and condition of properties can be quite strict; therefore, it is essential to know how to avoid extra costs upon move-in – we will ensure you are kept informed well in advance to minimize any such costs during and once you terminate your tenancy.
Connection to Utilities
We will ensure your home is equipped with all appliances, has all necessary features, and is connected to all utilities such as hot water, gas, and electricity, well before you move in and without unnecessary delays and hassles.
Internet
Some of the available properties will be Internet-ready, but most would require pre-ordering an online internet connection at least three weeks prior to supply. Please leave it to our consultants to book the installation and submit the connection application on your behalf. If you prefer, we’d be more than happy to help you apply for portable WIFI internet as well, or instead of a standard home connection.
Garbage Disposal
Disposal dates and disposal rules depend on the municipal area and property itself. Most municipalities in Japan require specific plastic bags for particular items to be disposed of on specific days of the month. Adhering to proper rubbish disposal regulations is a critical factor in building and maintaining good relationships with your neighbors – let our consultants review and explain the required procedures relevant to your new home.
